Denying Applications

Important: Please read 'Important Info Regarding Denials' below and be sure you're clear on this process before sending a denial.


IMPORTANT INFO REGARDING DENIALS:

Delivering an application denial to applicants can cause concern, confusion, anger and a multitude of other responses/emotions. Because of this, we want to be extra careful to follow all laws, regulations and ensure our wikis for this are super tight to avoid unnecessary friction.

When denying an applicant, if they are in a GROUP, each applicant receives a separate adverse action letter or notice if their group application is denied. Important and imperative to note that we can not disclose the nature of the denial to anyone else in the application group - including to spouses. 

This is unfortunately illegal based on the Fair Credit Reporting Act (FCRA), and we need to ensure that we do not do this. We cannot disclose the credit report or nature of the report to anyone other than the person it belongs to. We cannot discuss it with the agent or the spouse. Super sensitive information! :)

Hi {{APPLICANT NAME}},


Thank you for your interest in {{PROPERTY}}. After careful review, your application was not approved. Enclosed is an adverse action notice with additional information and a copy of your screening report.
