Troubleshooting Guide - Plumbing Work Order

Thank you for submitting a work order. Before dispatching a vendor, we recommend going through this troubleshooting guide to potentially resolve tenant-responsible repairs:
Troubleshooting Guide:
Clogged Drain Or Slow Draining Drains

  • Attempt to clear the clog using a plunger.
  • If this in reference to a bathtub or sink it could be full of hair in the drains. You can purchase a hair removing tool at any home improvement store and clear the drain yourself.
If drains are found to be full of hair, the invoice could be charged to your tenant ledger.

Garbage Disposal Issues:

  • If the garbage disposal is not running, make sure it is not jammed. Avoid using your hands to clear a jam. Instead, use a disposal wrench or the reset button located on the disposal. A disposal wrench can be purchased at any home improvement store.
  • If the disposal is jammed, you will hear a humming noise. With the switch turned off, insert the disposal wrench into the hole in the middle of the bottom of the unit in the cabinet. Twist the wrench vigorously back and forth until it moves freely. Remove the wrench. Turn the water on at the faucet to drain into the disposal side and blink the switch on and off to get the debris to go down the drain line. This may have to be done multiple times.
  • If the unit does nothing when switch is turned on, turn the switch back off. Push the red reset button on the bottom of the underside of the unit in the cabinet. Then repeat above steps as necessary.
  • If the disposal has debris in it that cannot be ground up by the disposal. With the switch turned off, use flashlight and tweezers to remove any debris that can be seen. Turn the faucet on to drain into the disposal side and turn the switch back on. If it still makes a loud noise, repeat this process until all debris is removed.
  • Never put hard or fibrous materials down the disposal (i.e., bones, eggshells, fibrous vegetables).
