Scheduling Signotter for tenant move-outs: TOP Key System vs. Non-TOP Key System

Move-Outs Without the TOP Key System:

Mid-Month Check: Abel will verify mid-month (prior to the vacate date) whether the property is on the TOP Key System and proceed accordingly.
Tenant Instructions: Tenants will be instructed to place all keys in the lockbox.
Signotter Scheduling: Signotter will be dispatched one week before the tenant’s vacate date and instructed to leave the Supra keyholder out.

Move-Outs With the TOP Key System:

Tenant Instructions: Tenants will leave the key in the kitchen drawer.
Signotter Scheduling: On the 1st of the month, Signotter will install the yard sign (if applicable), Supra, and lockbox. The Supra keyholder will be left out.

Scheduling the Signotter for the equipment installation

In both cases above, the tenant should leave all keys, remotes, and fobs in the kitchen drawer closest to the refrigerator, except for one key, which they will retain for final exit. But,

For properties on the key system. It means that the property has been rekeyed.

Here are the instructions we send to tenants who aren’t renewing and haven’t been offered a lease renewal by the owner.

Move-out Instructions

When we send the move-out instructions to the tenants, and as mentioned in the instructions, the tenant will lock the front door and discard the key. The interior deadbolts will remain open.

Signotter Installation: In this case, we will schedule the signotter to install the Supra, sign, and combo on the 1st of the next month (the next day after the lease end date).

Agent instructions to use in Signotter: Place the Supra on the front door, remove the keyholder, and leave it by the front door. Please take a picture of the unlocked keyholder.

For properties not on the key system. It means that the property has not been rekeyed and the tenant has the old keys.

Move-out Instructions

When the instructions are received by the tenant, and when vacating, the tenant will lock the door and place the key in the combination lockbox installed on the backyard gate or hose bib.

Signotter Installation: Here, we will schedule the signotter to install the Supra, sign, and combo on the property before the tenant moves out.

Agent instructions to use in Signotter: Please remove one key from the combination lockbox attached to the backyard gate (code: 6616/5025) and place one key into the Supra lockbox.
