- Do NOT send the 'Happy Moving Day' email until 12am on the 'Lease Commencement Date'. Use Gmail's "Schedule-send" feature.
- If tenant still owes any money, please do not send this yet.
Tenants *must* pay all deposits/monies owed to TOPM prior to being eligible to receive this email. Tenants will not be able to receive access instructions on Moving Day if they have not paid all monies owed to TOPM the day before lease commencement (or by Friday 5PM before a weekend move-in).
If you have confirmed that the tenant has paid all money owed to TOP, please check the following:
- Check if this property is in a gated community. If so, we will need to provide a gate code. You can determine if this is in a gated community by checking Appfolio or the MLS listing.
- Check if this is a condo listing. On some condos, we may actually provide the concierge/front desk of the condo with the key. In these cases, the tenant must pick up the key from concierge.
Send the following email if this property is NOT in a gated community and there is NOT a gate code:

You should receive a mail key. If for any reason it does not work, you may contact USPS to rekey the mailbox. To complete the process:
- Visit your local post office.
- Bring your lease and a valid photo ID (passport, driver's license)
- Fill out USPS form 1094 to request a new key or re-key the mailbox. A USPS technician will come to change the lock. Once complete, you can pick up your new keys at the post office or have them delivered to your home.
Please remember to connect your utilities and return your inventory and condition form (which is attached to your lease)! We will be picking up any equipment we have at the property (any yard signs, the blue "Supra" lockbox, the combination lockbox) within 7 days of your move-in date.
