Listing a Property Workflow
Below is the workflow for listing a property.
- Trigger: This process is launched when we have completed makeready, cleaning, photos, and we are ready to take the listing live.
- PM: Run comps and provide a price to the LC.
- LC: Reach out the PM to confirm final price (if they have not already provided it)
- LC: Prepare marketing description. If PM provides it, please audit the description to make sure it is accurate. If you pull the description from an old MLS listing or Appfolio, please audit it to make sure it is still accurate. If you need to write a new marketing description, please use ChatGPT or a similar LLM to generate a new description.
- LC: Take the property live on MLS https://treaty-oak-property-management-llc.helpscoutdocs.com/article/219-mls-entry-top-lease-listings
- LC: Upload the 'Treaty Oak Application and Approval Criteria 2025.pdf' to the MLS documents.
- LC: Configure Supra https://treaty-oak-property-management-llc.helpscoutdocs.com/article/219-mls-entry-top-lease-listings
- LC: Add to ProAgentSolutions
- LC: Post to website/syndicated listings in Appfolio. Change 'Rent Ready' to 'Yes'.
- LC: Update property status on the vacancy spreadsheet to 'Active'
- LC: Notify the PM/OSM that the listing is live, and send them the MLS link.
- PM/OSM: Notify owner listing is live
- PM: If this is an existing property, the PM will do this
- OSM: If this is a new owner, the OSM will do this
