Updating MLS Listing Status
Active Under Contract (AU)
Once the application is successfully processed and the applicant is approved, we update the MLS listing status to Active Under Contract (AUC). At this stage, the lease has not yet been signed. In the editor mode, click the 3 dots.
Under the Actions tab, click Change to Active Under Contract.
Add the date the lease was signed.
Then click the Publish button to change the listing status to AU.
Next, we need to 'Unpost to Website' and 'Unpost to Internet' via Appfolio.
Log in to Appfolio, locate the property, and click on it.
On the right hand 'Tasks' panel, scroll down to 'Marketing', and click 'Unpost from website' and 'Unpost from Internet'
Then you're done!
Pending (P)
After sending the residential lease agreement to the approved applicants and once it has been fully signed, we can update the MLS listing status to Pending (P).
At this point, the lease contract is fully executed, and we can proceed with the tenant move-in process.
The fully signed lease is uploaded at the tenant page.
**Follow the same process from above when changing from AU to pending (P). This must be completed on the day the residential lease agreement is fully executed**
Close (C)
For rental properties, the status (C) indicates that the property has been rented.
**The same process as shown above is to change the listing status from P to Close (C). This must be updated on the day the tenant moves in or the lease commencement date, whichever occurs first.**
Add the following:
- Leased date: Add the lease commencement date
- Close price: The lease price as noted on the Lease Agreement
- Lease agent: The agent representing the tenant/applicant (Buyer's agent)


After adding the lease agent information, review the date and the close price, and then publish the listing to update the MLS status from P to C.
Hold (H)
The Hold (H) status is used to temporarily pause the marketing and showing of a listed property. We will rarely use this. We should only use this status when a PM explicitly asks.
Withdraw (W)
Withdrawing a listing in the ABOR MLS removes the property from the market. We will rarely use this. We should only use this status when a PM explicitly asks.
Once withdrawn, the listing cannot be reactivated as 'Active.' To relist the property, a new MLS listing must be created.
