Terms of Conditional Approval:

  • Double pet deposit is required
  • Double security deposit is required

  • Treaty Oak Reserves the right to charge a $500 pet deposit (for each pet) if the Support/Assistance animal paperwork comes back as denied or fraudulent. You will still be responsible for ensuring all assistance animal paperwork is turned in and valid to avoid this.

+ You will receive a portal activation link shortly, where you will set up your tenant portal and pay your security deposit of ${{SECURITY DEPOSIT AMOUNT. IF THIS IS A DOUBLE DEPOSIT, PLEASE BE SURE TO NOTE THE TOTAL AMOUNT DUE}}. This will hold the property for you and it MUST BE PAID WITHIN 24 HOURS OF LEASE SIGNING. You will need to select 'Make a Payment' in your tenant portal and create your payments for any/all deposits and the rent that is due upon move-in. If your rent is being prorated, enter the pro-rated rent outlined in your lease.

+ HOW TO PAY YOUR DEPOSIT(S) + RENT:

  • You will receive a link/invitation for Tenant Online Portal Activation. Please activate your account.
  • Please click 'Payments' on the left hand side of your screen.
  • Click the blue box that says "Make a Payment"
  • Enter your billing details
  • Enter your payment amount. You may pay the rent and deposits as a single payment, or you may submit multiple payments for each of the charges noted below.

Here is a summary of the charges owed:

  • Rent: {{ENTER RENT AMOUNT OWED. BE SURE TO PRORATE IF NEEDED}}

If MORE THAN ONE PERSON is contributing towards the security deposit, then each individual tenant will need to activate their tenant portal and 'Create a One Time Payment' for their portion of the deposit(s). Once those are paid, our accounting team will associate the payments to charges and they will align and appear on your tenant ledger.


+ This tenant portal is where you will pay your rent, as well as submit 24/7 maintenance requests! It is extremely important that you set this up now!

+ You will receive your lease via DocuSign email link within the next 1 business day. There will be a signing order implemented, so if there is more than one tenant or guarantor on the lease, only ONE person will receive their copy at a time. Please check your SPAM folders for the Docusign email.

+ Pets: Please be sure to submit {PET NAMES} into PetScreening.com {{REMOVE THIS LINE IF THERE ARE NO PETS}}


+ Our Field Tech Jake Howdeshell will be assisting you throughout the move-in process. He’ll be reaching out separately to schedule a 'Move In Walkthrough' with you.


+ Utilities

This is a reminder to set up utilities in your name by the lease commencement date. Below are the companies you will need to set up accounts with.

All utilities are paid for by tenants and must be connected no later than your lease commencement date. Current utilities will be disconnected on your move-in day.

Important: Connecting utilities your responsibility. The latest the utilities may be connected is 3 days after the lease commencement date. If we receive a bill after 3 days from the lease commencement date, we'll issue a $50 charge per bill, that will be added your balance on the tenant portal. Otherwise, if it is your last month, we'll deduct this from your security deposit.


+ Key location/access will be emailed to you on your lease commencement date at 12AM.
