Properties with Pools (In PROCESS 8/21/24)

  • Ensure pool addendum is signed by lease holders
  • Work Orders should be assigned to the pool vendor that maintains the pool.
  • Tenant pool work order: will consider at the tenants expense on a case by case basis. additional security pertaining to spa, yard area on a case by case bases
  • Owner/Tenant pool insurance is required.

Policy for Properties with Pools:


1. Pool Addendum Requirement

  • All leaseholders must sign a pool addendum as part of the lease agreement. This addendum outlines the responsibilities and liabilities related to pool maintenance and safety. The addendum must be signed before the lease agreement is finalized.

2. Work Orders and Pool Maintenance

  • All pool-related work orders should be assigned directly to the designated pool vendor responsible for maintaining the pool. This ensures consistency and quality in pool maintenance and repairs.
  • If a tenant submits a pool-related work order, the request will be reviewed on a case-by-case basis. Depending on the nature of the request, the tenant may be responsible for covering the expenses.

3. Additional Security Measures

  • Additional security measures for the pool, spa, and yard areas, such as fencing or pool covers, will be considered on a case-by-case basis. These measures may be required to ensure safety and compliance with local regulations.

4. Insurance Requirements

  • Both the owner and tenant are required to maintain adequate pool insurance. This insurance should cover liability and damage related to the pool and associated areas. Proof of insurance must be provided and kept on file with the property management company.

5. Compliance with Texas Property Code
