Owner Walk-Throughs

  • The purpose of the walk-through is to thoroughly inspect the property and document any issues or needed repairs in detail. This information is then used to compile a make-ready bid that is reviewed by the team before being sent to the owner.
  • During the walk-through, the team will turn on all lights, open doors and drawers, and have the owner point out any areas that may need attention, such as items a handyman may need to repair.
  • The team takes detailed notes on the condition of the property, including foundation issues, interior repairs needed, utility and appliance status, and the overall state of the home.
  • This documentation is important for future reference, especially if the property is managed by a different employee in the future.

Checklist:

  • Inspect all rooms and areas of the home, turning on lights and opening doors/drawers
  • Note any foundation cracks, drywall issues, or other structural concerns
  • Evaluate the condition of windows, window coverings, and doors
  • Check functionality of all plumbing fixtures, HVAC systems, and major appliances
  • Ensure smoke detectors, carbon monoxide detectors, and other safety features are properly installed
  • Document the age and model numbers of major systems like water heaters and HVAC units
  • Identify any security cameras, smart home devices, or other owner-installed equipment that needs to be removed
  • Assess the exterior condition, including the driveway, fencing, and landscaping
  • Review the overall cleanliness and any obvious maintenance needs
  • Compile a detailed list of all repairs, replacements, and cleaning required
  • Obtain owner feedback on any specific concerns or requests
  • Provide the comprehensive make-ready bid to the owner for approval
The goal is to thoroughly evaluate the property's condition and document everything needed to prepare the home for new tenants, while also considering the owner's preferences and any unique circumstances.
