Troubleshooting Garbage Disposal/ Clogged Drain Template

Below is a troubleshooting template that will only be sent if the work order is for clogged sinks/tubs or garbage disposal not working. Please add to tettra. 

It's important to keep in mind that we don't find out until after the fact, often enough, that it was a clog or that it's the tenant's responsibility. This means that the incoming invoices need to be reviewed (with Anna) for plumbing WOs. Alternatively, we need to instruct all plumbing vendors to let us know (outside of invoices) that there was a clogged/cleared drain.

Thank you for submitting a work order. Before dispatching a vendor, we recommend going through this troubleshooting guide to potentially resolve tenant-responsible repairs:

  • Attempt to clear the clog using a plunger.

Garbage Disposal Issues:

Hi [Tenant],

Please follow the instructions below to unjam the disposal yourself. If you are unable to unjam it yourself let me know and I will send someone out. If we do send someone out and it is found to be caused due to tenant causes it will be billed to your tenant portal. You can call me at 512-944-5865 if you have any questions.


  • If the garbage disposal is not running, make sure it is not jammed. Avoid using your hands to clear a jam. Instead, use a disposal wrench or the reset button located on the disposal. A disposal wrench can be purchased at any home improvement store.
  • If the disposal is jammed, you will hear a humming noise. With the switch turned off, insert the disposal wrench into the hole in the middle of the bottom of the unit in the cabinet. Twist the wrench vigorously back and forth until it moves freely. Remove the wrench. Turn the water on at the faucet to drain into the disposal side and blink the switch on and off to get the debris to go down the drain line. This may have to be done multiple times.
  • If the unit does nothing when switch is turned on, turn the switch back off. Push the red reset button on the bottom of the underside of the unit in the cabinet. Then repeat above steps as necessary.
  • If the disposal has debris in it that cannot be ground up by the disposal. With the switch turned off, use flashlight and tweezers to remove any debris that can be seen. Turn the faucet on to drain into the disposal side and turn the switch back on. If it still makes a loud noise, repeat this process until all debris is removed.
  • Never put hard or fibrous materials down the disposal (i.e., bones, eggshells, fibrous vegetables).
