Unknown Speaker 0:01
Hello, Hey. How's it going? Jake, next.
Unknown Speaker 0:05
So how's the move in?
Speaker 1 0:08
It's in progress. Perfect. Anything to note, any items we had
Speaker 2 0:15
some questions, okay, we were wondering where the breaker is in the water. I think we found the water shut off,
Speaker 1 0:22
okay? I think it might be on the back or side of the house. Would be, my guess is,
Unknown Speaker 0:40
fan, we put in a maintenance request. Is that, yeah,
Unknown Speaker 0:55
for sure, anything that happens that
Speaker 1 0:59
is that y'all need to fix, definitely put in a maintenance request for that.
Speaker 3 1:02
Request for that. Yeah, I'm hoping the shed isn't damaged from it, but we've just been kind of staying away from it. Reasonable. What do you know much about the Airstream?
Speaker 1 1:17
I know very little, to be honest. Yeah, I just know that on your lease, you just can't have, like, you can't rent it out.
Speaker 3 1:26
What is it? Yeah, there's, there's a toilet and a shower in there, and the water's running and the electricity is working. So we're assuming that the plumbing is, like, routed into the house. That's, like, that's not something we have
Speaker 1 1:38
to worry about, or that's something I can definitely check on. Yeah, let me check on that before you should we
Speaker 3 1:42
use that toilet? Or is that? I don't know where that's like going or getting routed to, not that we really need to, but I don't know if we have, like, a backyard party, be nice to have an additional bathroom, for sure.
Speaker 2 1:55
Yeah, should we include that in the move in checklist? Like all the interior
Speaker 1 2:01
of that should Sure. I mean, you could definitely do it for, like, your own peace of mind, right? So take pictures, make sure that things are noted, if you're going to be using it a lot, then definitely just for your own peace of mind, so that if anything comes back, you're like, hey, I actually have this photo evidence that this is what it looked like when we moved in. Okay,
Unknown Speaker 2:28
when was the house made?
Speaker 1 2:32
I can definitely get that. I don't have that offhand. So, yeah,
Unknown Speaker 2:36
we were just curious.
Speaker 2 2:39
And in terms of, like, what the lease mentioned, uh, for yard maintenance. Oh, yeah, like, the front yard pretty sparse with grass. So we just wanted to make sure that we're not expected to, like, maintain a big green,
Speaker 1 2:54
no, just, just, like, a healthy yard. If it's already doesn't have a lot of grass, then mow it. Make sure that it's just maintained. There's no need to, like, add additional items, unless that's your prerogative, okay, but yeah, just make sure that it's mowed and taken care of, as you would like, maybe your own yard, or maybe slightly Yes.
Speaker 2 3:20
Oh, and then there's a sink under the kitchen there's a switch under the kitchen sink.
Unknown Speaker 3:28
It's all working. So
Speaker 1 3:36
that's interesting. Yeah, additional switch. Do we know that this
Unknown Speaker 3:53
well, it's plugged in, or, like, there's, there's some
Speaker 1 3:58
folks here. It could be, try it again,
Speaker 4 4:14
right? I'm guessing it's for this, flip it again. Sorry. I lifted maybe.
Speaker 3 4:25
So the plug that's coming from the from the dishwasher is in a back plug here, like this one. I could try moving this to over here, but I don't know if like it's a whole like rating thing where.
Speaker 4 4:40
So it looks like this goes to both items,
Unknown Speaker 4:47
right? I wonder if I turn this off with a garbage disposal
Unknown Speaker 4:52
and then it presses
Unknown Speaker 4:55
on. Okay, so, yeah, that power's both switches so that one's getting
Speaker 1 4:57
power. So I think what it is because you can see that this line actually runs to this plug as well. So in this this position, it's on this position, it's off, I think flip that. Yeah, right. And then now this works. Oh, so it's a little funky, but that turns power on. So if you want this to, like, stay on, maybe what you can do is, when you're running the disposal, you just flip this. That makes
Speaker 3 5:33
sense. Interesting. Okay, okay, so this Yeah, and this turns off,
Speaker 1 5:38
yeah. So that powers both of these items. So it just runs a hot all the way here.
Speaker 2 5:44
So that's really the disposal switch tech kind of, yeah.
Speaker 1 5:49
Okay, cool. You can. You can approach it either way. So if you want to turn that switch off, and then that's the disposal switch. So it's easier and quicker to access. Why? But I guess now there's a understanding of how, right, absolutely,
Speaker 2 6:07
yeah, I think, I think that's pretty much it. The only other question was involving, like, in the future, if the property maintenance needs to come by the house, will we have like, a one day notice? Is that standard?
Speaker 1 6:20
So yes, so I'm gonna go through my spiel, and it's gonna provide you some information on what you are required, but also the any anything that we schedule, we typically try and reach out to y'all in advance to let you know, hey, like this is something that's coming up. Want to make sure that you're aware and that the vendor has access to the property, right. Typically, what we are scheduling is going to be your work orders. So anything that y'all put in for a work order, they'll reach out to you in order to make sure that they have access to the property or anything like that, right, other than that, we don't show properties while they're occupied, so that's not going to that shouldn't be something that you like are encountered with, unless there's Like, an extenuating circumstance that you're informed of. Cool,
Unknown Speaker 7:24
real quick.
Speaker 1 7:28
So y'all found your air filter. We just went to, we haven't found the air filter actually, okay, no,
Unknown Speaker 7:35
I think, yeah, there's this
Speaker 3 7:37
is fine, like, what panel to open for the air filter? I can move
Unknown Speaker 7:42
on. Could just be this guy.
Unknown Speaker 7:45
Is it that great down below? Yeah,
Unknown Speaker 7:49
so you'll just, I think.
Speaker 4 7:59
I house, and then we, we purchase and install those. Yes, there should be one
Unknown Speaker 8:13
right here.
Speaker 1 8:17
The we could, I mean, y'all could just change that out right now, it looked a little, yeah, rough, but yes, moving forward, y'all will purchase install those that so like every 60 to 90 days, y'all don't have a pet, correct? Okay, then, yeah, probably lean towards the 60 day mark over the 90 and then appliance, so your fridge, I think y'all brought your own washer dryer. Okay, so the fridge is the only appliance that's owner owned, but it's not under warranty. So if something were to happen to that during your lease, we would send somebody out and they would it would be at your expense that it was fixed. However, we don't anticipate that happening. It would be like a odd case if it did, but we just have to inform you of that. Okay, if you don't want to sink money into somebody else's appliances, then I would recommend letting us know, like, if it's a larger expense, and we can take that appliance off site, and you can bring your own on if you would like. This is a rare case. Probably won't happen. And then yard maintenance, we talked about that. And so y'all are responsible for yard maintenance, pest control. And if there were like rodents on site, the owner would send out like the initial exterminator for like rodents, however, like traps and things would be at all expense that's also not anticipated. And then any sort of functional issues, we'll send somebody out, like anything that makes the home kind of inhabitable, right? Like lights don't work, doors, windows, things like that. But in terms of like paint chips or cosmetic issues. We're not going to send somebody out to fix those. And then there's going to be a one time maintenance inspection. It's going to be closer to the winter months, and that's going to be checking like smoke detectors, your air filter, things like that. And they're going to reach out to you three weeks in advance, schedule at your convenience, and then, yeah, schedule at your convenience, so they'll reach out to you, and then y'all will be able to decide, cool.
Speaker 3 10:39
Yeah, the only thing I noticed that I had noticed, when we first saw the properties that there are no screens on the windows. I'm assuming, yeah, I feel like, if this was a, not a property manager situation, I just like, had a landlord's number, I'd be like, Hey, would you be willing to install screens? I don't know if that's something that we can ask you to ask the owner, or if it's just like, No, we don't want to
Speaker 1 11:01
so I guess typically, those items, like, in the grand scheme of it is they're considered luxury, because they're not, like, additional items. Typically, if there was, like, a screen on, we, like, wouldn't charge you if it got damaged, because we would just throw it away. So those, those items specifically aren't things that we
Unknown Speaker 11:30
like reach out to the owner to get
Unknown Speaker 11:33
installed or things like
Speaker 4 11:35
that. Yeah, okay, can we install some absolutely, yeah, yeah. I
Unknown Speaker 11:40
think that's it for me. Okay,
Unknown Speaker 11:43
sounds good. It's working fine.
Speaker 1 11:45
Worst idea, awesome. Yeah, so if anything happens, definitely go through the portal. You have already mastered that, so I think you'll be good. Cool. Yeah, the
Speaker 3 11:57
only other thing, actually I just remember, is that these are both kind of hanging down a little bit. Yeah? Little bit. I have a drill I do home repair. I might try just tightening them and see if that doesn't trick. And if it doesn't, then we'll probably just put in a work order. Yeah, absolutely, if, like, if it's been stripped, then, you know,
Speaker 1 12:15
absolutely, yeah, if you want to, you can try that. And if not, you can just put it in a recording either way.
Unknown Speaker 12:24
All right, well, I'll get out of your hair. Have a great rest of your day. You.
