FULL TRANSCRIPT

Speaker 1 0:02

Hey, man, Jake, you mind if I come in? Yeah, awesome. So, yeah, I got your email. Definitely gonna look into those things. If you could show me them, like while I'm on site and we can get pictures, that'd be fantastic. Sure I

Unknown Speaker 0:21

didn't take pictures of the backyard because I moved in.

Speaker 2 0:23

It was, like, a bunch of bugs and everything, just because it was overgrown. So I just loaded, I didn't do the front of it, but okay, I just know, like,

Unknown Speaker 0:34

like, the walkway area,

Speaker 2 0:37

all the bushes and everything, just all into the walkway. You can, me, can walk, but you're kind of like this

Unknown Speaker 0:45

all around here in the back. I mean, we can walk it. I clean

Speaker 2 0:52

the house. The house is bad. I mean, no me going, but it's not the washer. So you can, I took care of, like, all in here, even a little bit there, but like, all in here was in here a little bit, it was completely full of whatever animal they had. Okay, behind it, like this thing wasn't connected, which it

Unknown Speaker 1:13

wasn't plugged in, is what you're saying. It

Speaker 2 1:16

wasn't the dryer vent was connected or anything. Okay, I connected it, but it was, uh, it wasn't paying the tail pin. But we're pretty handy, but moving on stuff that would, that would have been done, yeah, understandable. Like, I'm not trying to nitpick. It's just that's awesome. It's just because we get a double security deposit, and so it's like, I'm expecting, you know how

Unknown Speaker 1:45

I got it now I wouldn't be able to leave it to you

Speaker 2 1:47

in that condition. It's not who I am anyway. Yeah, no, that, I mean, part of my complaints is me as a person in Roxanne as well. Like, I couldn't leave something like that for sure. So that's what kind of our complaints were. But, yeah, this was, this was gross. I don't took a lot of over some time.

Unknown Speaker 2:10

I just got off shift this morning, I was laying down. Yeah, sorry.

Speaker 2 2:16

Kitchen wasn't, wasn't bad. Kitchen was fine. Oh, did you get

Speaker 1 2:20

this email sent this out. I did. Yeah, that had been received. We uploaded that to your portal. So sweet.

Speaker 2 2:27

Yeah, the kitchen wasn't terrible at all. I didn't, I don't really care too much for the floor, just the floor. Yeah,

Unknown Speaker 2:37

I mean, they're probably moving out.

Unknown Speaker 2:39

They probably didn't come back into like, mop

Speaker 2 2:41

and clean it. I'm clean it. I'm not sticking on the floor, but it would have been nice to, like, you can really feel your foot sticking to the floor. So that's a mop, like, three four times just to get in a better position. The one thing that really, really sucks is the sun. Okay, I started airing it out,

Unknown Speaker 3:01

but the sun was

Speaker 2 3:09

but it gets warm in here, and it just smells like straight catfish, okay? And I

Unknown Speaker 3:15

don't know, like how

Speaker 2 3:16

to get it out. I don't know what any of those holes are, you know?

Speaker 1 3:20

I have no idea. I think, I mean, this space is definitely isolated from the rest of the property. So it's not sealed. It's sealed in its own sense, but not as like a part of the property. This is was like an add on, yeah, for sure, that stuff could be some sort of like, maybe water drainage, something like that.

Unknown Speaker 3:44

I have no idea, but it's, they're like, mashed holes.

Speaker 2 3:48

Just curious. Yeah, it's, it has, like, a strong smell. I can't I was I opened it when I got here today. It's got only seeping into the house, because when you get close to snow sometimes, but it's pretty punchy, not gonna lie, like I said, I'm just not sure how we can get it out. Okay, and there's something I gotta work on while I'm here, because we're here, but I don't know, and then I'll just grab my shoes. I

Speaker 2 4:40

close for the AC had gone out. I put in there. 64 game, fixed that. Awesome. Put an email. Let's watch them adjust it. Yeah, absolutely. I said it was the capacitor. But yeah, he's like, you've heard, like, the motor or whatever tech stuff he doesn't like that's soon go out to based on his experiences.

Unknown Speaker 4:59

He said it's soon to go, Yeah, okay,

Speaker 1 5:03

yeah, no. I mean, I was the one who came on site to make sure that things are functioning properly. When I arrived, the AC was working fine. So I first got here, no problems. Okay, so it just went out fine. I

Speaker 2 5:15

think it was the second night we're trying to go visit 82 degrees in the house. What is going on? Yeah, sorry that happened. That went out, but then the morning, it was cool. What is going on? So I called the guy. He was like, it was the capacity you could touch it. It was super hot, okay, and it's not supposed to be like that. So he changed that in furnace. He just followed both the mouth cool. But he did say that.

Unknown Speaker 5:40

Said he was right.

Unknown Speaker 5:44

Like, a suggestion, yeah, probably seems like it's gonna go out.

Speaker 2 5:52

Here's pretty cool. These lights don't work. Okay, it'd be nice if they were just to have the kids also, it's like a little extra, like six. Extra, like security thing. Somebody make it the cutting the grass, and I trimmed off all of these trees.

Unknown Speaker 6:22

I all of this, this one doesn't work. Either,

Unknown Speaker 6:49

no, that one doesn't work either. I

Speaker 2 7:02

just to send all these off and if that was missed or not, but I they literally came out here, and same thing over here, like I had the spectrum guy to come in and run the line for the internet. He couldn't get back this hard to knock all this down was you just tell like, it just wasn't, you know, maintained whenever. I don't know how long it was empty. It just wasn't done. It was moving in. I just

Unknown Speaker 7:32

didn't have that property. It wasn't like, released before.

Speaker 2 7:43

It was like, just completely overgrown. Oh, it was telling I had bugs and everything flat at me. Out of there, back there, I still haven't been able to get to same thing on the side. Over here, it

Unknown Speaker 7:59

was the same view.

Speaker 2 8:04

I have a bunch over there that had to knock down from this and nothing. And this

Unknown Speaker 8:11

one doesn't work either. I

Unknown Speaker 8:32

understandable.

Speaker 2 8:41

I was wondering in the condition that it's expected to be left in, for sure, so then, like, I'm leaving a better condition, which is, I mean, fine, it's better for the next person, homeowner and whole deal, but still, like, I gotta get it to that position where it should have

Speaker 1 8:56

been there, yeah, already, completely understandable. Was there any other items like do? Are there drains that you haven't unclogged that you could show me, that I could take pictures? I don't think so. I got all I had some pictures of things. Yeah, if you could shoot those over in an email, just having pictures talking to management is helpful. Yeah, I think I have some

Speaker 2 9:20

pictures the oxen is OG. You know, there's stuff like this. Okay,

Unknown Speaker 9:29

for sure, yeah,

Unknown Speaker 9:44

uh, find, yeah, it was

Unknown Speaker 9:46

really the things that I addressed in that email.

Speaker 2 9:50

And there's not trying to open this so you can, I don't want you to smoke. That's understandable, yeah, like, pee, you know what I mean. But just so you understand, like, what it is, for sure, but I aired it out because I'll be home today and kids coming home. See, I'm not sure if that works. I haven't even turned it on, so figure that out. Yeah, I mean my, my big things were the yard. Yard was pretty good, the snow

Unknown Speaker 10:25

AC, which was fixed.

Speaker 1 10:34

Okay, yeah, I'll definitely, I'll take pictures of the front yard on my way out, and then we'll, I'll go back and have a discussion about these items and see what can be done to rectify Yeah, did you have any other items or concerns or questions about the property? I don't think

Unknown Speaker 10:55

so. I think everything's

Unknown Speaker 11:01

been pretty solid. Okay, so far?

Unknown Speaker 11:05

Yeah, I guess just figuring out with management

Speaker 1 11:08

what we can do for sure. Yeah, I'll have a conversation with

Speaker 2 11:11

them. I mean, I don't want to be a deuce, you know, but it comes back to the end of the lease, because I'd like to renew the list of state for two years, okay, at the end of it. I mean, that's, that's the goal, so we can do, I just don't like, at the end of the two years. That's how I find someone's going to leave it like, and then let it completely overgrown. Just give it back to you guys. Like, that's the same issue with another time, you know,

Unknown Speaker 11:36

understandable. So,

Speaker 2 11:40

yeah, I just like, I said, those things don't work. So those can work, that'd be cool. Yeah. Oh, there is one concern I have. This be the HVAC tech. I want to let you know in the attic, it's really cool up there. She's not supposed to be so I think there's a leak somewhere in the HVAC system.

Unknown Speaker 12:04

And I don't

Speaker 2 12:07

think it's like affecting the house too much, but it's definitely something that should be addressed. Kicking out more AC than you possibly need, because it's going somewhere it's not supposed to be going to when it was 80 degrees in the house. I went up there to check it, and it was like, 74 okay? And I was like, it's, we're in Texas, dude, for sure. It's never supposed to be pulled an attic, right, right? So,

Unknown Speaker 12:36

so yeah, I forgot about that.

Speaker 2 12:39

Yeah. Other than that, I really have nothing's Great. Setting it up. Yeah, hours, awesome. So, yeah, that's the only thing. Something, oh, like the hinges. Okay, I don't know if I put that in there, but like on the gate, on the gates, I are like, really loose. They're like, super slim.

Speaker 3 13:40

I get nervous too, because these are like, You tell it's breaking

Unknown Speaker 13:48

right there, so it comes out like

Unknown Speaker 13:50

this, okay,

Unknown Speaker 13:52

it's not really secured.

Unknown Speaker 14:01

I think the same thing's on the other side.

Unknown Speaker 14:05

Okay, so it's just this, yeah, it's

Speaker 2 14:07

literally just this. I mean, this is fine, okay, it's this little piece, but they probably sell it together. I mean, it's not as expensive fix at all.

Unknown Speaker 14:16

And you're saying it's the same on the other side.

Unknown Speaker 14:20

And like this too, like this overgrowth,

Unknown Speaker 14:24

like all, like these could go back, like 10 inches. You

Unknown Speaker 15:03

This one seems fine.

Speaker 1 15:09

All right, yeah, if you don't have anything else, I can run through my spiel real quick and then get out of your hair. So do you know your air filter is yes, okay, and then, and then your electrical panel, yes, okay. And then the fridge, washer dryer. Those appliances are not under warranty. All of your other appliances are under warranty. So if somebody if something were to happen to the fridge or washer dryer, not saying that it will during the time of your stay here, but if something were to happen, we would send out a technician, but it would be at your expense. If you don't want to sink your own money into somebody else's appliance, we can take that appliance off site, and you can bring your own appliance on if you would like. You're also responsible for pest control and yard maintenance. Moving forward, I'll talk to them, we'll see if we can get this addressed. And then like cosmetic issues, anything like paint chips, something small like that, we will not send somebody out to fix, but something functional, like your AC or doors or things like that. We will send somebody out to take care of all of that can be scheduled through the portal, which you've already done. And then the last thing is a one time maintenance inspection. So that's going to happen closer to the winter months. And all that is is they're going to come in, they're going to check like your AC filters, your smoke detectors, and make sure that those are functioning properly.

Speaker 2 16:41

Oh, the washer and dryer. If I wanted to bring my own washer and dryer, which contact you guys, you guys would be able to take these offsite, keep these on here. That's a,

Speaker 1 16:49

it's a maybe, to be honest, if the typically, we don't like, have an expense to take working products off site, right? If it were something that you were, like, really adamant about, you could put the washer and dryer, like, in the garage,

Speaker 2 17:09

right? Yeah, that's what I would do, yeah, yeah, take it off site. If not, I would just,

Speaker 1 17:14

yeah, if you wanted to bring your own and put those in the garage, that would be fine. But typically, if, if if it is a working appliance, then we won't take it off site, because that's like an added expense to remove an item that works, yeah? And then we'd have to bring it back on site, pretty much,

Speaker 2 17:31

yeah, I get the fridge. Hopefully everything's cool with it. I'm doing fine so far. Yeah, awesome. Okay.

Unknown Speaker 17:43

Yeah, and then the water main. Do you know the water main is?

Unknown Speaker 17:46

I don't personally

Speaker 2 17:52

anything. I sent you where the water main, if I located it, and I put notes I didn't locate it. Okay? I know where everything else was. I just haven't had time to really look and find that

Speaker 1 18:03

not, yeah, we don't. I don't specifically know where the water main is. Typically, it is in the front, and it could be connected or associated with your neighbor, and y'all might share one I can definitely reach out to like, the HOA or something, and see if they can provide the water main location. But, yeah, I don't have it offhand, so that would be something that would have to go back to the office.

Speaker 2 18:32

That's fine. I was just curious, if you haven't free time to figure it out, just case something were to happen. And I'm like, Hey, this is where the main is at. Yeah, clean outs. I see one there and over there, but under the main shut off this,

Speaker 1 18:49

typically they are in the front of the house. You

Speaker 1 19:11

Yeah, I'm not positive where this one is, so I'll definitely check with the HOA and see if that's something that we can locate.

Unknown Speaker 19:25

It's a adult peer pressure.

Unknown Speaker 19:28

That's a reasonable statement.

Unknown Speaker 19:32

All right, well, if there's nothing else, I'll get out of your hair.

Unknown Speaker 19:34

All right, cool, yeah, thanks for having us. I did cut the grass.

Unknown Speaker 19:41

I mean, you're welcome to, are you

Speaker 2 19:42

going back? I know, like, I go back. I'm going back in, possibly on Wednesday for work. So I got, like, today and tomorrow, like, to really get it, and if we get more rain, I just don't want it to, like, overgrow and everybody's taking care

Speaker 1 19:54

of their stuff. No, I absolutely, yeah. I think the thing is, is we'll go back and we'll see, like, what management is willing to do in regards to, like, sending somebody out, et cetera, and see what that is, if you, I think at least my understanding is, like, if you handle it yourself, then there probably won't be, like, a compensation back, right? We would more be more likely to send somebody out to take care of it, then compensate you for doing it, if that makes sense. Yeah,

Speaker 2 20:27

okay, so I guess what I'll do is I'll wait for you. I'll wait to hear back from

Speaker 1 20:31

you. Yeah, I'll be back in the office later this afternoon. I'm running around a lot today, so when I get back in the office, I'll be able to talk with them and see what we can get sorted out, and then I'll, I'll get back with you soon. I

Speaker 2 20:44

mean, honestly, I wouldn't, I wouldn't mind doing the grass this morning. You gotta send somebody out and, like, send all this, like, the back will probably need it by the time you send somebody out anyway, so the back could get touched up. But, yeah, I guess, like, I said, I'll just wait for you. Okay, go based off the.

Speaker 1 21:05

Yeah. All right, absolutely. Have a great shoot actually.
