OVERVIEW

Julie Jake, a property manager, discusses with tenants issues regarding their new rental property. The burners on the stove are set on full blast, which Julie agrees to investigate. The upstairs sink drains very slowly, and the master toilet sometimes requires prolonged plunging to flush. Julie takes photos of these issues for reference. Additionally, Julie finds some unidentified keys in a cabinet and suggests they might be for community access or a pool. The mailbox key needs rekeying, which Julie will confirm with the HOA. Julie explains that the fridge is not under warranty, and the tenants are responsible for pest control and yard maintenance, with some tasks needing to be scheduled through a portal. A one-time maintenance inspection will be conducted in winter.

You want to say, hi,

Speaker 1 0:35

hello, I'm Julie Jake, hello, I understand.

Unknown Speaker 0:40

All right, how you doing?

Unknown Speaker 0:42

Good. How's your moving?

Speaker 2 0:46

Not bad, not bad. Good. Long day, but notably, yeah, so, okay, calm down. Calm down. Hello. I'm feeling I just

Speaker 1 1:00

think I'm awesome. Did you have any questions for me?

Speaker 3 1:07

Not really any questions. There are a couple things that we've noticed that I wanted to just mention to you since we've moved in. Yeah, absolutely. I mean, nothing crazy, but Okay, let's go down the jumping. Is we're working on it. Yeah, no, good questions. But there's just a couple things I'm not sure, like, what your objective like, what you're Yeah?

Speaker 1 1:32

So what we want to make sure that everything is, like, habitable for you, right? So anything that's like cosmetic or or something along those lines, is not something that will come out and fix, but anything that's functional is something that we want to get taken care of for you. Okay.

Speaker 3 1:50

Well, this is so the burners they work on these they just are like, on full blast, regardless of what you the dial. So like, and they like, and they, like, will turn down a little bit. That's like all of them. It's like, really, really high blast. So I don't know if that's like, something that we can change at all. Like, even turning it down a low it's still really high.

Speaker 1 2:16

Yeah, we can definitely, that can definitely be something that we check entry,

Unknown Speaker 2:21

yeah, I don't know if it's just like

Unknown Speaker 2:24

something with the gas line. I'm not sure. I

Unknown Speaker 2:28

mean, it works, it's just

Speaker 1 2:30

right. But if you, yeah, if you can't cook the way that you would like to cook, yeah, it's not, we'll definitely check, I'll check with the office and see what we can do about that. But yeah, if it's not, if it's on full blast the whole time, then it's not necessary.

Speaker 3 2:43

Okay? The other there's two things. One, the upstairs sink does not drain. Really, super, super slow, like I've taken out the little drain piece, and it doesn't look like it's clogged or anything, but it just fills up with water and doesn't drain. Okay? And then the master toilet flushes well. Sometimes not well. Other times, we've noticed you have to hold down the plunger for a really long time for it to flush. And even if you do that, Sometimes it doesn't flush. Okay. So?

Unknown Speaker 4:07

Okay, was there any other

Unknown Speaker 4:08

items that's all that we

Speaker 1 4:13

Okay, everything's great. Yes, for sure. Can I take a photo of the sink and toilet just so that,

Unknown Speaker 4:31

just for like, picture

Unknown Speaker 4:33

reference, Yeah, and then I can show you

Unknown Speaker 4:37

upstairs bathroom space.

Unknown Speaker 4:47

That's all right.

Unknown Speaker 5:01

How long, awesome, okay,

Speaker 1 5:17

cool. Did you have any additional questions for me, or

Speaker 3 5:21

think so. Oh, you know what? Um, we found some keys in the cabinet that don't belong to us. They, I don't know that they're house keys I don't have. Alexis,

Speaker 1 5:34

yeah, I noticed those during the walk through, um, the i I'm wondering if one of them could be a pool key. I'm not sure, or or, like, community access key, or something like that. Should

Unknown Speaker 5:56

we just hold on to them for

Unknown Speaker 5:57

now? Possibly, yeah, I wouldn't,

Speaker 3 6:02

I haven't. Also, I guess one, I know y'all had said in an email about the mail key need to be re keyed, which I've gone to the post office about. But if one could be a mail key, I don't know.

Unknown Speaker 6:16

So I tried all

Speaker 1 6:20

in the mailbox. That's why we sent out the email. You can definitely try yourself. But yeah, I tried the ones that were like, looked most like they could be the mail key, everything that wasn't the circle keys, basically. So yeah, but it could be like a community access. I can, when we get, I get back to the office, I can see if there's like, like a community access or pool or something like that through the HOA. But yeah, the last thing I have to do is kind of run through my spiel, and then after that you I get out of your hair.

Unknown Speaker 7:17

Okay, do you know where your air filter is? Okay?

Speaker 1 7:23

I think it might be upstairs.

Speaker 1 7:40

Yeah, so this guy right here, and you'll just change that out every like 60 days. And I believe your electrical panel is in the garage. Yes, I've seen that. Okay? And we just want to make sure that you all know where those are, your fridge, and I think washer and dryer were on site here. Correct the fridge wise, we brought the washer. Okay? So just the fridge is not under warranty. So if something were to happen, we would send somebody out, but it is. It would be at your expense. If y'all don't want to sink money into somebody else's appliances, we can take that off site. That being said, we do provide you with, like, relatively new appliances, it shouldn't like happen within the terms of your lease. And then moving forward, or all other appliances are under warranty. So if something were to happen with those, then we would send somebody out, and at the owner's expense, they would be fixed. And then moving forward, you're responsible for pest control and yard maintenance, and then, like I was saying earlier, any sort of cosmetic issues we won't come out and fix, but the functional issues, like, if anything's not working properly, you'll schedule that through the portal. So the items that we talked about now, I'll go ahead and like address and talk with management and see what can be done about those. But anything moving forward, you'll schedule through the portal, and then we'll send somebody out, and then there's going to be Hello, there's going to be a one time maintenance inspection that's going to be closer to the winter months, and they're going to be coming and looking at like your smoke alarms and your air filter and just making sure that those are good, perfect. Cool

Unknown Speaker 9:23

with the

Speaker 3 9:25

yard maintenance. So we had seen and heard about the $85 I think every two weeks. Was that through a specific company that I already send out? Or is that something we need to arrange? I was just that very specific. Yeah,

Speaker 1 9:41

that's something that I will double check on. I'll put that in my notes.

Speaker 3 9:45

And then I guess the same thing with pest control, if we there's not like a regular

Speaker 1 9:50

So, yeah, I think specifically for this property, the yard maintenance is that they, my guess is that they would go through the yard crew that we're currently using, but the pest control, I don't believe that's set up. So that would be something that y'all can either do yourselves, or you could hire somebody to do if that were to become any sort of issue. And I guess also the other part is that, like, if there were any rodents on site, then the owner would send out, like the the initial exterminator, but the traps would be something that y'all took care of, but that's not something, yeah, yeah, essentially. So yeah, that's not something that we have experienced here. So I not something that you would necessarily have to worry about, but part of the spiel, you know, yeah.

Speaker 1 11:01

All right, awesome. Well, thank you. Yeah, absolutely. Have a great rest you did.
