Alysia's Owner Onboarding Process Overview

1. On-Site Owner Walkthrough
  • Schedule and complete the walkthrough at the property.
  • Take detailed notes on make-ready needs, overall condition, and any specific owner requests or expectations.
  • Send the make-ready bid to the owner and answer any questions they may have regarding scope, pricing, or vendor availability.

Add the property to the Owner Onboarding Spreadsheet. Include all relevant notes from the walkthrough and make-ready discussion. UPDATE THIS DAILY AT 8:30AM.

2. PMA & Next Steps
  • Send the Property Management Agreement (PMA) via DocuSign. Once signed, send the next steps email to outline what comes next in the process.
  • Vacate date & scheduling
Confirm the tenant’s vacate date (if applicable) and coordinate scheduling with the sign installer, rekey vendor (Steve/Billy), and Walter for a final walkthrough.
3. Make-Ready Bid
  • Send the make-ready bid to the owner for review.
  • Answer any questions the owner may have regarding scope, pricing, or vendor timing.
4. Spreadsheet Update
5. PMA & Next Steps
  • Send the Property Management Agreement (PMA) to the owner via DocuSign.
  • Once signed, send the "Next Steps" email outlining what to expect as we move forward.

Confirm the tenant or owner's vacate date, if applicable. Schedule the following vendors: Sign Ottor: For lease sign, supra, and combo lockbox Walter: Walk the property again and confirm make-ready needs
Billy Steve: Rekey the property
