Stephanie's Responsibilities
Daily:
- Review Dashboard/update vacancy spreadsheet
- Coordinate listings with Abel (MLS listing info, photos, lockboxes, Supras)
- Run Applications
- Review MLS listings
- Answer emails, calls, texts
- Rental verifications as needed (for exiting tenants)
- Work with Anna as needed on accounting items
- Help team as needed
- Update commission spreadsheet as needed (Mine and Adrienne's)
- Assist new owners in the onboarding process
- Assist tenants with questions
Weekly:
- Check mail if needed, deposit checks, scan in mail
- Move-in Walkthroughs
- Move-out Walkthroughs
- Adjust MLS Listing prices if on the market for more than 14 days
- Cut commission checks, mail them, and record them. Send corresponding W-9s to Suki.
Monthly:
- Work through renewals (batched by (1) pricing, (2) sending them out, and (3) signing and update AF as they come in)
- Send out breaches of lease on the 5th (or the next business day if the 5th lands on a holiday or weekend).
- Send out deposit dispositions no later than the 25th of each month
